5 Common Lawn Issues in Dallas and How to Fix Them

If you live in Dallas, you already know lawns here do not behave like lawns in other parts of the country. The heat is intense. The soil is heavy clay. The weather changes fast. Even well cared for yards can struggle if the right steps are not taken to keep turf healthy and full.

Below are the 5 most common lawn problems we see in Dallas neighborhoods, along with the causes and solutions.

1. Bare spots and thinning grass

This is the most common complaint we hear. A lawn that once looked full now feels patchy or worn out.

The most common reason grass struggles to grow is lack of sunlight. As trees mature, turf beneath them receives less light. Even shade tolerant turf like Zoysia and St. Augustine need at least six hours of sun each day to stay healthy. When that is no longer possible, the best long term solution is often to rethink the space. Adding shade beds, groundcovers, or hardscape can create a cleaner, more intentional look.

Other factors that contribute to thinning turf include foot traffic, pets, and heat stress. These issues usually require a mix of soil improvement, traffic management, and realistic expectations for the space.

2. Improper Irrigation

Overwatering is very common in Dallas. Many lawns receive more water than they need, especially during summer. Some signs of overwatering are soft, spongy soil that never seems to dry, yellowing grass rather than crisp brown blades, fungal disease or mushrooms appearing in the lawn, shallow roots and turf that pulls up easily.

Underwatering happens too, but it is less common. Signs of underwatering include blue gray grass color, footprints that remain visible after walking, hard dry soil, and brown blade edges that spread inward

A successful irrigation schedule focuses on depth, not frequency. Most Dallas lawns do best with one to two deep waterings per week during the growing season. This encourages deeper roots and better heat tolerance.

Helpful tips for irrigation:

  • Water early in the morning to reduce evaporation
  • Avoid daily watering
  • Adjust run times as temperatures change
  • Check sprinkler coverage to avoid dry or flooded areas
  • Turn systems off after rainfall
  • Install a “Smart” controller which will take out the guess work

Proper watering is one of the most important factors in lawn health, and one of the easiest to get wrong.

3. Weeds That Keep Coming Back

Crabgrass, dallisgrass, nutsedge, and clover are constant frustrations. Many homeowners treat weeds, only to see them return.

That usually means the lawn itself is weak. Weeds move into open space and take advantage of thin turf and bare soil. A healthy lawn leaves little room for them.

To encourage stronger grass:

  • Mow at the proper height for your turf type
  • Fertilize to support steady growth
  • Pull weeds out by the roots when possible
  • Use pre emergent products on schedule
  • Spot treat with herbicide only when needed

A thick lawn is the best weed control. Chemicals alone will not solve the problem.

4. Brown Patches in Summer

Dallas summers are hard on turf. Brown areas often show up quickly, even when watering seems consistent.

Some of the most common causes we see include:

  • Overwatering. Two deep waterings per week is better than frequent shallow watering
  • Fungal issues like take all root rot, gray leaf spot, and brown patch
  • Chinchs bugs, often visible near the edge of damaged areas
  • White grub worms feeding below the surface

Each issue requires a different response. Applying the wrong treatment can make things worse. Proper identification is the first step toward fixing the problem.

5. Poor Drainage After Heavy Rain

Standing water is common in North Texas. Clay soil drains slowly, and many lawns were graded quickly when homes were built.

Water that sits too long damages roots, encourages disease, and creates muddy areas that never seem to dry. Poor drainage near the foundation can also lead to structural problems over time.

Common solutions include:

  • Minor regrading to direct water away
  • Downspout drains to move roof runoff
  • French drains or surface drains where needed

Drainage issues do not fix themselves. They usually become more expensive if ignored.
